The hotel is really sweet and charming. The breakfast was nicely laid out and had lots of options I thought it was a little expensive but it was quite nice. It was hard to find the hotel on maps and on a gps system.
The hotel is very central and the air conditioning made our room an excellent refuge from the summer heat. The balcony was delightful with views over the rooftops and into the Umbrian countryside.

The roof top patio garden, superb views in the evening over the old town and I think across the Umbrian plain from Perugia towards Rome. The building itself has a lot of character. My split level room was novel. The lift was a little small but this is understandable in such an old building.

Location and physical appearance - Perugia is a beautiful city Breakfast started at 7:30am. We left earlier in the morning twice to do day trips to Florence and we missed breakfast.

The service, the room, the view and the location. Lack of adequate instructions about the parking requirements. The hotel is difficult to get to in a car and the streets near the hotel are extremely narrow. Clear instructions should be provided on how to deal with this situation.

It was comfortable and extremely handy for Corso Vanucci Dull place. No atmosphere. Staff not very friendly. The buffet breakfast was cancelled on the first morinng so we had to have room service ineptly served with cold coffee, they forgot to bring sugar and knives

Great location for exploring Perugia. Staff was hit or miss. Some were curt, others friendly and helpful.
The hotel was in a very central location in old town and access various sights was good. Access to dining was very good also and the restaurants in the area served wonderful meals The hotel is somewhat far from the train station and requires one to take a taxi.

The location of the hotel right in the centre of Perugia was excellent for our city trip and access to local shops, bars and restaurants There was no bar or snacks facility in the public rooms of the hotel, or at least none were advertised.

It is a very nice environment. It is clean, and with an outstanding attention and kindness. Breakfast, although not included, it is finely arranged in a japanese style cozy room, if included in price I will vote for a 5 in this hotel, now it is a 4 and half. It is a very comforting relaxing place. I plan to go back soon there.
Hotel reception extremely helpful and the hotel is in a very central position - handy for buses and trains. Breakfast very good indeed - served from 7.30-am-10am. I would definitely use this hotel again.

Close to the centre & all amenities. Even tho' I stayed on a Saturday night I didn't hear the noise that previous reviewers mentioned. I found the staff to be very friendly.
I thoroughly enjoyed my two days here. Although a bit leery of the area when the taxi dropped me off, I found the reception quite cheerful and contemporary. The staff was very friendly, welcoming and helpful. My room was small and simple but quite adequate for my needs. The breakfast was also quite adequate. The location was excellent -- everything in the old town was literally just around the corner. Hotel Eden was a good choice and I'd recommend it to others.

Great views from our room on the top floor in two direction over the Perugian rooftops and Umbrian hills. Easy to walk from the hotel to all the sites in central Perugia. Free parking was helpful. Staff was kind and friendly. Hotel was tastefully decorated. Finding the parking and unloading in front of the hotel were challenges amidst the narrow, winding, crowded streets, and one of our car's side mirrors paid the price. The room itself was small, especially the bathroom and shower; the shower was about the size you have on a cruise. To be fair, however, we were offered a larger room w/ inferior views and we declined it.
Loved our stay at Hotel Eden very comfortable except everything a bit small eg: main room, a tiny bathroom Also the entrance details are confusing The lift buttons are very worn and it was hard to decide on the correct floor in the very low light They need to put a larger radeable sign on the entrance and also in the lift itself
Hospitality and benevolence of the staff. The only but a very serious problem is a really incommodious parking.

The hotel has a perfect location (50m) from the main square and the fact that they accept dogs The hotel needs a lot of work specially on the windows (that fell down) and on the insonorization (it's very difficult to have a straight night sleep). The worst was that there wasn't a parking place for the car but just the possibility to park free of charge 1 km away from the hotel and in Perugia this is a big problem.
Friendly staff, excellent location, comfortable price, & affordable room. You can't get a better location than the middle of Corsa Vanucci!!
Location was perfect with only a short walk to the Palazzo dei Priori. The guys at the hotel reception (especially the young one!) were great, they couldn’t have been more helpful and friendly. At breakfast they served delicious cafe made in real coffee machine!
Brilliantly convenient position in the heart of Perugia's historic centre, yet no traffic noise. Accommodation here fairly simple, but clean and inexpensive. Very nice (lady) receptionist. Rickety furniture, hopeless breakfast (croissants in plastic bags!) and a grumpy and disobliging (male) manager.
silence, nice staff, comfortable-well chamber.. and the neighbor's cat :) breakfast - no bread, no meat, no tea, just sweety (croissant, jam, honey), some cookie and coffe internet - no hotpoint, just an e-cafe not far from hostel

The family operating the hotel were helpful and extremely accommodating. The lack of an elevator. When I departed in the early morning, having to bring luggage down four long flights of stairs. A bellman carried the bags in to hostel which was a rief.
